Viewing of Pangsa Bunga Tanjung, Raja Uda

While negotiating on the Pangsapuri Widuri, one agent called me saying there is one urgent sale from owner at"Tanjung,Raja Uda".
From her voice, it sound like a good deal such as below market value.

My friend make an appointment to view for me on the next day. Below is the viewing picture.

We thought it is Pangsapuri Taman Tanjung which is in front of Tanjung Height. Pangsapuri Taman Tanjung will be valued at $200,000.Pangsa Bunga Tanjung, Raja Uda mainly consist of Chinese community.

The unit come with separate separate toilet and shower which is old design. It also come with 2 bedrooms with build in wardrobe and 1 study room. There is build in top and bottom kitchen cabinet.
From the viewing, observed some wood floor damage and door frame damage by termite. I do not like termite.

Pangsa Bunga Tanjung each floor has 12 units, understanding from the owner, the Maintenance fee is $50 per month

Quick check on the online portal ads, there is one unit asking for $108k only, whereas this unit is asking for $120k.
