Team formation

After 20 years of graduation from our Secondary School, we have gather together virtually with the invention of the Whatapps.

We are able to char on as group and synergised together.

Below are the first e-mail content sent out to the group member.


In the list are the person who show the interest on Group purchased Project. Before we move on, let make this assessment first to understand your situation and risk tolerance. It will published to all later to all team mate with your agreement. It is important to let everyone aware of our shortcoming and agreed on something before moving on.


It is very important to assess your financial situation before you make an investment in property. This will help you determine the property price range you should be considering, as well as if you need to get started raising money from outside sources in order to make the investment.


Few of you asking what is the capital injection to the team. I cannot answer it right away as there is no straight forward answer for that. It depends on 4 factors:

1)    Number of members in a team -> Higher the number will be lower the cash layout. Investing in property requires some cash, so the team will need to examine overall finances before committing.

2)    Number of Proxy whom eligible for 90% loan -> Preferred to have 90% Eligibility, Lower initial cash outlay. Otherwise have to use our brain to find creative ways to come up with the capital, or to buy the investment without having to put as much money down. (Better with NO Money Down)

3)    Price of each properties

4)    Number of properties to be acquired

I am giving you some idea below of my own case to understand how much will be the capital later when you are answering some of the questionnaire.
