Do a google search and study above 5 term used.
Then do a homework,to calculate below:
1) Yield
2) Cash on cash return
3) Payback or Return of Investment
4) Capital appreciation after 5 years
Compare scenario A & B below when you have RM400K on hand:
Scenario A:
5 unit with RM80K each buy with cash:
Monthly Installment=0
Rental = 500
Capital appreciation is 5% per year.
Scenario B:
10 units of 400K, loan 90% (max),Down payment 10% each unit.
Monthly Installment=1800
Rental = 1900
Capital appreciation is 5% per year.
Scenario C:
10 units of 400K, loan 90% (max),Down payment 10% each unit.
Monthly Installment=1800
Rental = 1600
Capital appreciation is 5% per year.
I do not do any calculations yet and also do not have the answer.
Let do this as practice and see what will be the GOOD choice for debate purpose.
